Valuation and appraisal

Insight into the value of real estate found.

Where relevant and possible, a valuation forms part of the assignment. The value is determined by a local estate agent or a sworn or recognised appraiser in the country under investigation. Whether and in what form this is possible differs by country.

Why the value matters

Knowing that real estate exists is one thing. What it is worth can be just as important for your assessment.

Has real estate been found in the name of the person concerned? Then its value may matter for the assessment of your case: for example, when determining whether the assets exceed a threshold, when calculating a possible recovery or in proceedings.

Where relevant and possible, we have the value determined by a local estate agent or a sworn or recognised appraiser. The valuation is included in the report, with an explanation of the method used. Whether and in what form a valuation is possible differs by country and by case. The investigation is carried out in compliance with the GDPR rules, the applicable privacy rules and local legislation.

When to use it

  • Means test

For the statutory means test by an OCMW for a living wage (leefloon) or supplementary support.

  • Recovery

When calculating a recovery or social rent reduction that was wrongly received.

  • Proceedings

In proceedings in which the extent of the assets is disputed.

  • Before seizure or sale

To have the possible recovery value assessed before follow-up steps such as seizure are considered.

Lead time and costs

Lead timeA value indication is usually ready within two weeks; an official appraisal with a site visit takes longer. The lead time differs by country and depends on the type of property. You receive an indication in advance and we keep you informed of progress and any delays
CostsYou know the costs in advance. You receive a written quotation in advance, depending on the country, the type of property and whether a site visit is needed. We only start after your approval

What it is not

A value indication gives direction, but it is not a formal valuation.

Do you need a valuation for proceedings? Then an official appraisal by a sworn or recognised appraiser is usually more suitable. The judge assesses the evidential value of the documents submitted.

Whether and in what form a valuation is possible differs by country. We discuss in advance which form suits your case.
